PROFESSIONAL FOUNDATION WATERPROOFING AND CRACK REPAIRS IN THE OTTAWA-GATINEAU REGION

Whenever a crack appears in your home’s foundation, it requires your attention. Although not all cracks are currently problematic, they may at any time start to cause water infiltrations, which can cause mould and damage. Waiting to repair them can, over time, lead to larger issues as cracks gradually expand due to water entering, freezing and expanding. As they enlarge, they may become a structural problem that can lead to expensive interventions. With the help of BOL-DAN’s team, your experts for foundation crack repair and waterproofing in the Ottawa-Gatineau area, these issues can be dealt with efficiently. We have provided our clients with professional foundation repairs and waterproofing services since 1994. Tell us what you’ve noticed in your foundation, and we’ll help you understand the next steps.

WHAT ARE COMMON SIGNS OF FOUNDATION CRACKS OR DRAINAGE PROBLEMS?

Recognizing the common signs of foundation cracks is crucial for homeowners to address potential problems early on:

  • Visible Cracks: Look for cracks in your home's foundation walls, floors. They can become entry points for water when soil pressure increases. These cracks may start small but can widen over time.

  • Efflorescence: if water around your foundation is not draining properly or if an area is constantly exposed to moisture, efflorescence can appear. Efflorescence is a white powdery substance which is mineral from the concrete leaching out due to moisture. If a wall has efflorescence all along the bottom near the floor this is often a sign of a failing drain section.

  • Water Leakage: Water infiltration through cracks in the foundation, basement walls, or floors can lead to moisture issues, mould growth and damage to the basement. If you don't see the active peak, you might still see water stains.

  • Water Damage on Drywall: As drywall is exposed to water or high moisture, it will often start showing damage and potentially mould.

  • Wet or Rotting Wood: With time, wood exposed to moisture will start decaying.

  • Rust Stains: Rust can form on metal components that have been oxidized as a result of contact with water.

  • Musty Odours: You notice musty odours, persistent condensation, high humidity or mould and mildew, which often indicates excess moisture. Damp condition and mould are associated with a higher risk of respiratory symptoms in some people.

  • Exterior Foundation Damage: Exterior signs of foundation damage, such as crumbling or deteriorating concrete, can indicate ongoing structural issues that must be addressed promptly.

  • Loose Or Damaged Basement Floor: You see standing water, a sump pump that runs very frequently, or a sump pump failure, which may indicate insufficient drainage.

Depending how big the cracks are they can also cause the following:

  • Uneven Floors: Noticeable sloping or unevenness in your floors, especially on the ground level, can signal foundation settlement or shift.

  • Sticking Doors or Windows: Difficulty opening or closing doors and windows, as well as gaps or misalignments in frames may indicate foundation movement that affects the alignment of the structure.

  • Cracks in Drywall: Drywall may develop cracks, particularly near door frames and windows if there was movement

  • Bowing or Leaning Walls: This is mostly seen in block foundations. Bowing or leaning walls may suggest significant structural issues that require immediate attention to prevent further damage. Block walls have enough vertical strength to support your home, but their design leaves them vulnerable to lateral pressure by the soil due to the freeze-thaw cycle in Canada.

  • Sagging or Bouncing Floors: Floors that feel soft, sagging, or bouncing when walked upon may indicate inadequate foundation support or structural instability.

Great reliable family owned company. Chris was always easy to reach. Did work on two cracked and leaking foundations. One was a few years back from a home I purchased . The other was before last winter not a problem from either one. Price is reasonable and warranties in hand. If i ever need a foundation repair, I have them on speed dial now. Thanks so much guys

Professional and Tidy

We are happy with the Bol-Dan team's work last May to fix our foundation. They cleaned up after themselves and will be in October, ensuring that the ground is settled correctly. Gaetan, Chris, and their team are knowledgeable and fast with their responses. Fair pricing and excellent work. I highly recommend them.

Quick Response

Had two cracks in our foundation which they fixed via injections from the inside (winter). Came very quickly to provide an estimate. Responded immediately to texts and emails.

On the day of the job, another employee came to repair the foundation, but Gaetan (the owner who did the estimate) came by to check in, which we appreciated.

Excellent Job

Hired Bol-Dan to fix six cracks on the outside of our house. Their team did an excellent job, for a very reasonable price, and did a really good job cleaning up the site afterwards.
